Tips On Performing A Home Inspection

Carrying out a house assessment is one of the most important things that you can perform before purchasing a residence. You need to be totally assured that the property is in good repair and that you are not purchasing something that will require thousands of dollars to repair months after the acquisition. As such, it is important to know what is included in a home inspection.

Before any assessment can start, the assessor needs to have a number of things. He will need to have a checklist, a torch and a clipboard to hold his notes. These are the absolute must have items for an assessment.

A good assessment should start with the exteriors. For this, you need to begin by assessing the property roof and its gutters. A roof needs to have all parts present and it should not sag in any way. For gutter, they have to be firmly attached to the house at all times.

Use your torch to inspect the chimney area. You should shine a beam of light inside this area as a way of confirming that it has not been blocked in any way. In addition to not being blocked, the entire length should be straight.

The siding should also be inspected. This particular area should not take more than a few minutes to assess. You must check whether it is straight. A siding that is not straight will usually be either bulging or bowing at one place or another.

You cannot perform an assessment without paying attention to the state of the foundation. The foundation is basically what keeps a house into place. It therefore should always be in perfect condition without demonstrating any signs of damaging. Flaking is also very common in many foundations and it will be best to make sure that it is not taking place.

The interior inspection should begin by checking all doors and windows. Open all the windows and move them from side to side while also ensuring to test the locks that are present in the windows. For the doors, you need to make sure that there are no weathering signs along the bottom.

Move on to assess the floors, tiles and carpets. For carpets, you will be checking for the presence of tears and odors. Inspect the tiles for cracks and breakage. As for the floors, the primary concern should be on whether there is any form of sloping. Sloping can be brought about by many reasons top among them being shifting.

Do not forget to also inspect the ceiling area. A ceiling is quite easy to inspect as there is not a lot to check for. You should however pay attention to the presence of water marks on the white surface. In addition, make sure that there are no bulging areas in the ceiling.

The interior assessment should be completed in the kitchen area. This is where you get to inspect all cabinets, check out the finishing and also ensure that all appliances are actually working. It may also be essential to inspect below the sinks for any leaking signs that could be present.
